We had our meeting with a Minneapolis city planner to discuss our land use application. As a triplex property, we do not have the option to add an ADU to the property. However, there is this older land use type we can use called a cluster development. It's a seemingly magical designation that will allow us to legally build our home! Apparently, a number of what laypeople would call ADU's being built in Minneapolis are actually cluster developments, because the rules around them are more flexible. Who knew?
Three major things we learned: 1. we likely won't need site plan review. 2. we may need Preliminary Development Review, 3. we need to initiate community engagement. For the first, woohoo! For the second, this seems wonky, because it normally applies to large projects. I'm curious how a ~1300 sqft house fits in that category. Regarding the third, we need to notify our council member, the neighborhood association, and create a list of owners of properties within 300 feet of ours. As I understand it, the City will then send a letter to these property owners notifying them of the public hearing at Z&P when our land use application is on the docket. Anyway, we're working with Precipitate to get the land use application in by the end of the month. Exciting things!
